The
Affordability Call

Buying, renewing, or refinancing. Two short calls, both free, and you leave knowing exactly what you can afford — whether you get a mortgage from us or not.

Step 1 of 2

Book your 15-minute
intro call

Not the full call. Fifteen minutes, no preparation needed — your 45-minute Affordability Call gets booked on it.

Let’s get you booked.
A few quick things, then you pick a time. Takes under a minute.

Two calls, and we tell you
exactly why up front

Most places make you fill out a long form before anyone talks to you. We do it the other way around: a quick call to get your details, so the main call is spent on your actual questions.

Step 1 · 15 minutes

A quick call with Naz

Answer a few short questions below and pick a time. Naz, one of our mortgage agents, gives you a quick call to take down your numbers — income, down payment, timing, and anything unusual about your situation.

Nothing to prepare. If you do not know a number off the top of your head, that is fine.

Step 2 · 45 minutes

Your Affordability Call

Naz then books you in with Sahil, our Senior Mortgage Advisor, who runs these calls. Because your numbers are already in front of him, the full 45 minutes goes on your affordability, your options, and your plan.

This is the one that matters. We would rather not spend it collecting information.

Both calls are free. Most people go from the form to their Affordability Call within a day.

What happens on your
45-minute Affordability Call

01
Your real income picture Not gross — take-home, after tax and deductions, for everyone who will be on the mortgage.
02
Where your money actually goes Groceries, car, daycare, travel, the investing you want to keep doing. No judgement — we just need the truth to build a number you can live with.
03
The 35% rule, applied to you No more than about a third of your take-home going to housing. We work backwards from there to a purchase price and a monthly payment.
04
Your options, honestly What lenders would do with your file, which programs you qualify for, and how the rate structure should work for your situation — fixed or variable, and what each one actually costs you if rates move. And whether buying this year is the right call at all. Sometimes it is not.

Helpful to have ready for the 45-minute call

  • Rough take-home pay per month for each person
  • Any monthly debt payments — car, cards, student loans
  • Down payment saved, and where it is sitting (FHSA, RRSP, cash)
  • Anything big coming in the next two years — a baby, a career change, family arriving

Naz will have collected most of this already. Anything missing, we work with what you have.

"The call felt very comfortable and natural, and he is incredibly easy to talk to. What we appreciated most is that he never pushed his opinions — instead, he listened carefully and made sure we felt comfortable sharing our situation and goals."

What Grow Nation Includes →

Is this a sales call?

It is a working call. We build your affordability number together, and at the end we will tell you honestly whether we think you should buy this year and whether we are the right people to help. Plenty of these calls end with "wait twelve months, here is what to do in the meantime."

Why two calls instead of one?

Because the alternative is a long form, or losing the first twenty minutes of your real call to questions like "what is your down payment?" Fifteen minutes with Naz means Sahil already has your file in front of him when you speak. It is faster for you, not slower.

Do I need to be ready to buy?

No. Some of our best clients booked this call two years before they bought. Knowing your number early is exactly what makes the next two years work.

Will this affect my credit?

No. Nothing on this call touches your credit. If you later decide to move forward with a pre-approval, we will ask for your permission first and explain exactly what happens.
